From Spencer Road, this 9.52-acre field looks like an open hillside. Drive up to the top of it, get out and turn around, and it becomes a home site. The hills roll away in front of you in layers, and because the field faces west, on a clear evening the sun goes down right in front of you.
A driveway is already in, so you can pull right up to the spot where the house would sit instead of trying to picture it from the shoulder of the road. The field is all open with nothing to clear, and it rises gently from the road. That puts a house above the road, facing the view, with the front yard running downhill toward Spencer Road.
In October the hardwoods on the far hills turn, and from the top of this field you see all of it at once. In winter the same view goes quiet and white, with the hedgerows across the road drawn in lines through the snow.
The practical side is simple. There's about 650 feet of frontage on a paved town road with electric at the road, and 9.52 acres leaves space for a house set well back and a pole barn behind it.
It's about 10 minutes from Jamestown and closer than that to Frewsburg, in the Frewsburg Central School District, with open hayfields across the road.
Drive up near sundown, get out at the top and look back the way you came. That's the sunset you'd be coming home to.
